Paul Hemmer Company was initially approached to assist in the evaluation of a 30-acre site in Blue Ash, Ohio for a proposed development that was planned to include a mixture of commercial and light industrial buildings. After evaluating several multi-tenant concepts, the owner decided to proceed with a single-building, distribution facility. Hemmer assisted in the due diligence for the site that required the demolition of an obsolete manufacturing facility, as well as zoning approvals, stream permitting and geotechnical evaluations. After completing the structure, Paul Hemmer Company also served as the design-build construction manager for tenant finishes that included Charter Communications and InnerWorkings.

The design-build design team included Cardinal Engineering and KZF Design.
